Home Buying Contracts Hit 2 Year High

Spring is the traditional “buying season” in Ocean County real estate and this year is no different.  In fact, this will probably be the busiest Spring in the last few years as the housing market on The Jersey Shore has been picking up steam over the past month or so due partly, I’m sure, to the unseasonably warm weather we’ve been experiencing. But also because buyers are feeling more economically stable and are sensing that the housing market may be turning around.

And they may be right. While some real estate forecasting groups have prices dropping approximately 2 to 3 percent statewide in 2012 and then increasing 4 to 5 percent a year for the next decade, that prediction may not be true for The Jersey Shore.  As a matter of fact, waterfront and water view homes have already seen an increase in price in some areas.

I’ve been speaking to many Realtors in the region and they, like me, are stating that buying interest is strong. In the last 30 days alone, over 150 people have contacted me about homes on The Jersey Shore; that’s an incredible number of potential home buyers to have begun their search…and that’s only me; what about the hundreds of other REALTORS in the area?

On the financing front, credit is loosening. While those with better credit scores will also get the best financing options as large banks are approving applicants with a score of 580 and 3.5% down. And of course there are still USDA loans that don’t require any money down. Another reason for the increase in activity is that easier credit equates to more buyers.

Taking all of this into account, I foresee a very busy Spring/Summer “buying season” and many of the “deals” buyers have been waiting for will be gone. So, congratulations to those that have already bought a home, you got in under the wire and to those who are waiting for the deal of a lifetime…don’t wait too long as it appears the housing market is ready for a rebound…finally!

On a National Level; the number of Americans who signed contracts to buy homes rose in January to the highest level in nearly two years, supporting the view that the housing market is gradually coming back.

The National Association of Realtors said Monday that its index of sales agreements rose 2 percent last month to a reading of 97. That’s the highest reading since April 2010, the last month that buyers could qualify for a federal home-buying tax credit.

A reading of 100 is considered healthy. The Realtors’ group also released revised data for 2011. That lowered November’s initial 19-month high of 100.1 to 96.9. But contracts have been markedly up since the summer when some feared a second recession loomed.

Contract signings typically indicate where the housing market is headed. There’s a one- to two-month lag between a signed contract and a completed deal.

The gain in signed contracts supports other evidence of improvement in the housing market.

Builders are growing more optimistic after seeing more people express interest in buying this year. Sales of previously occupied homes are at their highest level since May 2010. More first-time buyers are making purchases. And the supply of homes fell last month to its lowest point in nearly seven years, which could push home prices higher.

Homes are the most affordable they’ve been in decades. And mortgage rates have never been cheaper and much of the optimism has come because hiring has picked up. More jobs are critical to a housing rebound.
